What is a 1% Brokerage?

Buy or sell a home and get thousands back. We provide outstanding, 

one-on-one personal service AND rebate 1 % of the sales price from our commission back to you. On a $600,000 home, that is $6,000. I have been in business since 1983.  While Realtors with other brokerages share as much as 50% of their commissions to their brokers, we share ours with you because you work directly with a broker. A lean business model allows us to pass along savings in the form of a rebate or reduced commission. Why not work directly with a broker, rather than an agent with less expertise and experience? SELLING REAL ESTATE

  MLS  – 1% Commission
We list your home on the MLS and it is syndicated to hundreds of websites. You decide the commission you want to offer the buyer’s agent (usually 2.5%) and we work with other Realtors or non-represented buyers to sell your home.

BUYING REAL ESTATE

We represent buyers like you and rebate 1% of the sales price from our commission. This means if you purchase a home for $500,000 your rebate is $5,000. (See minimum commission.)

We rebate 1% of the sales price to you and enable you to search for homes online. We handle
everything, like a traditional Realtor, except we ask you to attend open houses on your own when possible. If you can’t, we are happy to make appointments for you to visit them.

PROCURING CAUSE

Procuring Cause

Sometimes a new client asks us to represent them on the purchase of a home that another Realtor showed th.em

Unfortunately, the “procuring cause” principle may prevent us from doing so.

Broadly speaking, a Realtor is the procuring cause of a sale if they are the first to show you a home that you ultimately purchase. This means they may be entitled to a commission even if another Realtor represents you during the transaction. Realtor #1 can bring an action to collect the full commission from Realtor #2.

Avoid Procuring Cause Problems.

Fortunately, if buyers simply communicate to a Realtor that they are already working with another Realtor before they see a property, the procuring cause issue is resolved.

Open Houses

One reason Realtors hold open houses is to find new clients. If you have a conversation with a Realtor at an open house, it is a good idea to mention that you are already working with another Realtor to avoid procuring cause issues.

1% COMMISSION AGREEMENT

Our minimum commission is 1% of the purchase agreement price or $3,500, whichever is greater. The purchase agreement price is not necessarily the final sales price due to a possible price reduction during escrow. We agree to rebate 1% of the final sales price to you in escrow and will credit your rebate to either: 

                       A. Your lender allowed closing costs 

                       B. A reduction in the sales price.

If your offer is accepted, but the agreement is later canceled, our commission on each subsequently accepted offer will increase by ¼ % (minimum $1,000) of the purchase agreement price. 

Additionally, if more than five offers for different properties are prepared on your behalf without a corresponding purchase, our commission will increase accordingly: 

Number of Offers Increased:       

                 Commission 1 - 5 None
                 6 - 10 + ¼ % (minimum $1,000)
                11 - 15 + ½ % (minimum $2,000)
